Kadans Science Partner opens Málaga R&D centre for R&D companies

The Node I and II buildings, located in Málaga TechPark, represent a combined investment of €32 million. 

Dutch company Kadans Science Partner, specialising in the investment, development and management of innovation-focused real estate, has opened its first building at Málaga Tech Park, to be built in Spain specifically for leasing to deep tech and R&D companies. According to the company itself, Node I acknowledges and strengthens Málaga’s position as an international technology hub. Together with Node II, this represents an investment of 32 million euros.

The new building offers a total lettable area of 12,000 square metres, and has capacity for 800 professionals. Its facilities are designed to meet the needs of companies working with advanced systems and high-tech materials in cutting-edge fields ranging from microelectronics and semiconductors to artificial intelligence and cybersecurity.

Cutting-edge technological facilities
Across its three floors, the Node I offices share space with dry, technology and chemical laboratories, all built to ISO 5-8 standards. In addition, it features versatile spaces for workshops, clean rooms, pilot plants and flexible areas for meetings and events. High-tech companies can also create highly specialised, customisable laboratories tailored to their needs.

In addition to its technical specifications, this sustainable building boasts 10,000 square metres of landscaped green areas and more than 600 parking spaces. Not only does the company offer its clients a specialised environment in which to develop their projects, it also actively promotes collaboration between organisations and international connectivity across its more than 30 clusters, with 70 buildings in six European countries.

A hub for innovation
This new innovation centre is already attracting interest in the market and, judging by the pre-letting activity, Kadans expects to reach around 40% occupancy by the end of 2026. The company used its opening to host the Kadans Tech Summit in Málaga, thereby supporting the city’s role as a meeting point for innovation, knowledge exchange and collaboration between international technology companies, researchers and entrepreneurs.

Kadans Spain’s Managing Director, Miguel Muñoz, believes that the launch of Node I “strengthens Málaga’s role as one of Europe’s emerging advanced-technology hubs, contributing to the development of an innovative, internationally competitive ecosystem. This project also marks the opening of the first multi-tenant building built for Kadans’ innovation- and R&D-intensive companies in Spain, which represents a milestone in our growth strategy in the country.”

Meanwhile, the Node II building offers 3,700 square metres of flexible space for offices and laboratories, with areas that can be tailored to the needs of R&D companies.
