Prologis announces Madrid logistics project construction
It has acquired a 62,000-square-metre plot in one of Spain’s main logistics corridors.
Prologis ended 2025 with robust demand in Spain and has begun 2026 with a new announcement that confirms its commitment to our country. The logistics real estate company has acquired a 62,000-square-metre plot of land in San Fernando de Henares (Madrid), on the A-2 corridor, one of the country’s main logistics corridors. Together with this land, it has now accumulated around 167,000 square metres in this area to the north of the capital.
The land will be used for the construction of a new logistics park, which will be designed and developed in accordance with the US company’s standards. It will have the capacity to accommodate both turnkey projects and speculative developments, and will include everything from multi-client units to platforms dedicated to a single user. Prologis is thereby seeking to anticipate market needs and adapt to different customer profiles and operational requirements.
A highly sought-after corridor
The A-2 logistics corridor, or the north-east motorway, in the Henares Corridor area, is characterised by strong demand for logistics assets, which contrasts with increasingly limited availability, especially in the vicinity of Adolfo Suárez Madrid-Barajas Airport. The plot acquired has direct access to the A-2, the M-50 and the R-2, and an excellent connection to public transport.
Prologis Spain’s Capital Deployment Director, Francisco Javier Martín, says that in locations like this “the challenge is no longer only the availability of land, but the ability to quickly develop projects tailored to increasingly demanding operational needs. The expansion of our presence in San Fernando allows us to move forward in this direction, with a flexible offering, in line with market developments.”
Over 95% occupancy
Prologis’s position in Spain was strengthened in 2025 with an occupancy rate of 95.1%, two percentage points higher than the previous year. According to the company, this reflects the strength of the market in the country’s main logistics hubs, such as Madrid, Barcelona and Valencia. The logistics asset manager ended the year with a portfolio of 86 logistics assets in Spain, totalling 1.5 million square metres.
In the words of Prologis’ Head of Asset Management in Southern Europe, Cristian Oller, 2025 was “a year of consolidation in Spain. Demand remains strong, but we are observing increasing pressure on the availability of land in key locations. At the same time, logistics is evolving towards a model in which energy efficiency and the operational capacity of assets play an increasingly decisive role in decision-making."
