Mountpark opens fifth large logistics building in Toledo

Illescas IV adds 36,500 square metres to its Spanish portfolio, which now totals 200,000 square metres

The logistics company Mountpark, based in Luxembourg, has officially inaugurated building A at Illescas IV, a logistics warehouse with a surface area of 36,500 square metres. This is the fifth building that the company has opened in the Plataforma Central Iberum, a logistics estate located in Illescas (Toledo).

Mountpark specialises in developing large-scale, state-of-the-art logistics buildings. It is a joint venture between USAA Realco-Europe B.V. and Mountpark Finco, whose target markets are the UK and Western and Central Europe. With the new opening, it now has more than 200,000 square metres in Spain.

Sustainable building
The new building has been awarded the BREEAM sustainable construction certificate, with an excellent rating. It has 45 loading bays, a clear height of 11.2 metres, a 45-metre manoeuvring bay for trucks, 232 parking spaces and 12 electric vehicle chargers. The company has in addition installed rest areas to improve the well-being of employees and drivers. With a glazed façade that facilitates natural light, the building also has natural ventilation and is surrounded by landscaped areas.

This is the group’s only logistics warehouse that still has no tenant, although Mountpark is in talks with several interested customers. The 85,624 square metres provided by Illescas I has been rented to Carreras Grupo Logístico for its multi-client logistics; Illescas II, spanning 44,747 square metres, is used for distributing online orders for a multinational in the textile sector and is managed by GXO; Illescas III, covering 12,430 square metres, is occupied by the transport company TXT; and the 9,200-square-metre building B at Illescas IV has been rented since March by the children's homeware company Stor.

Job creation
Mountpark Iberia Director, Leandro Greblo, explained, “We are very pleased to have completed the construction of this warehouse. By completing building A at Mountpark Illescas IV, we have accomplished an excellent project built on a 90,000-square metres plot, and one which is making an important contribution to generating many jobs in the area. This new facility represents a great growth opportunity for  any company that wants to set up here, as it will benefit from an ideal location, just 35 kilometres from the centre of Madrid, and unbeatable connections with the rest of the Iberian Peninsula.”

Mountpark is also building a logistics warehouse in Alcalá de Henares (Madrid), covering nearly 42,000 square metres.
