Hines completes large Madrid logistics centre construction

Covering 26,000 square metres divided into four modules, it is designed to serve last-mile activity.

Real estate investment manager Hines has completed the construction of Nexus San Fernando, a 26,366-square-metre logistics centre located on the industrial estate of San Fernando de Henares (Madrid), one of the main logistics enclaves in the Corredor del Henares area. The asset has been integrated into the portfolio of the Hines European Property Partners (HEPP) fund.

Located just 20 kilometres from the centre of the capital and 15 kilometres from Adolfo Suárez Madrid-Barajas airport, the logistics centre can be accessed from several major motorways. The building, located on a 41,000-square-metre plot, consists of a warehouse that can be divided into four modules and 34 loading bays. It also has large manoeuvring areas and a clear height of over 11 metres.

Focus of investment interest
The Country Head for the US company in Spain, Vanessa Gelado, explains that “the Spanish logistics market continues to be a clear focus of investment interest, and at Hines we are committed to responding to these demands, offering assets of great value and with the highest standards of sustainability”.

The first tenant has already signed a pre-lease agreement. According to the firm, it is a company specialising in the comprehensive refurbishment of luxury homes. The configuration of the building allows it to be occupied by several tenants. Modules 1 and 4, which are completely symmetrical, each have 4,742 square metres of warehouse space and 567 square metres of office space. The two central modules, which are also symmetrical, each consist of 7,215 square metres of warehouse space and 659 square metres of office space.

Net zero carbon in operations
Nexus San Fernando has been built to high-quality standards and demanding technical specifications to achieve BREEAM Excellent certification for sustainability, Fitwel certification for the health and wellbeing of its tenants, and a third certification guaranteeing net zero carbon emissions in operations. It has energy certification A, LED lighting and a solar PV installation for each module, 30 kW for each of the two small ones and 42 for the large ones. In addition to toilets and changing rooms for operators, there is a changing room building exclusively for truck drivers.

The logistics centre is designed to serve last-mile activity due to its proximity to the capital and the towns in the Corredor del Henares area.
