P3 completes largest logistics project development in Catalonia

Logistics asset investor, manager and developer P3 has completed the redevelopment work for P3 Reus, the largest logistics project currently under development in Catalonia. It is a 175,250-square-metre plot located in sector H12 (Mas Sunyer) in Reus (Tarragona), where the Czech company plans to build a 111,250-square-metre logistics facility.

P3 Reus is not only the company’s largest logistics project in Catalonia to date, but also the only large-scale, ready-to-build development in the autonomous region, according to the company. It also describes it as the biggest turnkey logistics opportunity currently available for operators seeking major distribution solutions in the Mediterranean corridor.

End customer operational needs
The future logistics platform will comprise 107,850 square metres of warehouse space and 3,400 square metres of offices. It will have 118 loading docks, a clear height of 11.5 metres, a total volume of 829,000 cubic metres and the capacity to store up to 85,000 pallets. Its design will also enable it to adapt to the end customer's operational needs.

The building’s floor slab will offer a high load-bearing capacity, while the site will feature extensive manoeuvring areas and multiple access points, designed to optimise operational flows and enhance logistics efficiency. The electrical grid will have a capacity of up to 8MW to ensure end operator needs are met.

A 1.1MWsolar PV installation and LED lighting will be included to enhance the building’s energy efficiency and its commitment to sustainability. P3 expects to obtain BREEAM Excellent and Well Gold certification, which endorses the highest standards of comfort, health and well-being for workers.

Major logistics corridors
The company highlights the strong interest shown by major international operators in establishing a presence in the Mediterranean corridor, one of Spain’s two major logistics corridors. P3 Reus is in fact located just 5 kilometres from Reus Airport, 9 kilometres from the Port of Tarragona and less than an hour from Barcelona, with direct access to the AP-7, A-2 and A-7 motorways.

The building’s construction is on a fast-track schedule, enabling its future tenant to move in quickly. The company is already holding preliminary talks with potential interested operators.

P3’s Managing Director in Spain, Javier Mérida, pointed out that Reus “brings together everything that today’s strong logistics demand calls for: exceptional multimodal connectivity, energy availability, a skilled workforce and a privileged position in the Mediterranean corridor. There are very few locations in Europe where these conditions are to be found on this scale.”
