The Belgian company will invest 13.5 euros million in a building that already has an operator secured for the next 30 years.

Belgian company Aedifica has announced an investment of around 13.5 million euros to develop a care home for the elderly in Salamanca. Located close to the city centre, the Salamanca Raimundo project will span five floors and accommodate up to 160 residents. It will offer spacious en-suite rooms, specially adapted to meet the needs of elderly people who require continuous care. Its communal areas will include lounges with terraces, a gym and a garden.

Construction will begin in September 2026 and is expected to be completed in the third quarter of 2028. The building will be equipped with a rooftop solar photovoltaic system that will provide it with renewable energy. This installation will help the developer achieve its goal of securing an A energy rating.

Commitment to sustainability
Aedifica acquired the site in 2021 and signed the property development contract in July 2026. Once operational, the care home will be run by Spanish company Neurocare Home, which manages six other care homes in Spain, two of which are also owned by Aedifica. The lease will run for 30 years.

Aedifica CEO Stefaan Gielens highlighted the company’s commitment to expanding its project portfolio “with high-quality, purpose-built assets across Europe”, and also set out its commitment to sustainability, “Disciplined capital allocation, our focus on long-term partnerships with experienced operators and our ambition to build a strong, diversified European healthcare portfolio.”

Another care home in Bilbao
Aedifica has also completed another transaction, this time acquiring an operational care home in Bilbao (Biscay), and for which it will pay approximately 17.5 million euros. The building, which also has an A energy rating, has been leased to Grupo Jardines for 20 years and can accommodate 147 residents.

Jardines de Eztebe opened its doors in July 2024. Located around 7 kilometres from the city centre, the seven-storey building includes a social and medical care centre with capacity for 20 people. Like the Salamanca project, it features a rooftop solar photovoltaic system that supplies it with renewable energy.
